Rockwell IQCashflow

For investors and agents

Underwrite the building before you write the offer.

Rockwell IQ Cashflow turns a purchase price, a loan, a rent roll, and a T-12 into NOI, DSCR, cash-on-cash, and a ten-year IRR — then a report you can hand to a client.

From a rent roll to a client PDF.

  1. 1. Enter it or upload it. Purchase, first and second mortgages, buying costs, a unit-level rent roll, other income, and itemized expenses. PDFs and spreadsheets can be read on the server for you to review before anything is saved.
  2. 2. See what was assumed. Missing vacancy, management, reserves, taxes, and inflation fill from an editable defaults table and stay marked until you replace them.
  3. 3. Compare in-place with market, then export. Ten years of cash flow, a sale and refinance view, optional comps, and a multi-page Rockwell IQ report.

Property types

The list is meant to grow. A new type is a defaults row plus a label — the math does not change.

What the report answers

The same questions as a standard investor one-pager, plus price per unit, price per foot, break-even occupancy, and a current-versus-market proforma.
